The Ripple – 99 Fleet Place

Rising from a site once occupied by a neighborhood school, 99 Fleet Street marks a powerful transformation within the fabric of Brooklyn. Designed beginning in 2023, the project reimagines a long, irregular parcel into a luminous residential community, one that balances density with openness, and architectural presence with everyday livability.

Known as Ripple, the building takes its name from the way light animates its folded 3D façade throughout the day. An undulating metal panel skin wraps the structure in a dynamic surface of reflection and motion, shifting subtly from cool silvers to warm, golden tones as sunlight travels across it. This ever-changing exterior creates a sense of movement and depth, allowing the building to feel alive, responsive to both sky and street.

The design challenge lay in bringing light and air deep into an unusually shaped, constrained lot, an early condition that drew public attention and was notably published in The New York Times. The architectural response introduces a central courtyard that becomes the heart of the project. This open void allows daylight to penetrate the building’s core while establishing a strong visual and social connection throughout. Elevators open directly toward the courtyard, and the lobby and corridors gently bend around it, forming a floating hallway suspended between two building segments. The result is an interior experience defined by transparency, orientation, and an unexpected sense of calm within a dense urban setting.

The current proposal includes 294 residential units, thoughtfully integrated as a mix of market-rate and affordable housing, reinforcing the project’s role as an inclusive and forward-looking development. Homes are designed to prioritize light, comfort, and efficiency, benefiting from the building’s carefully carved massing and inward-looking courtyard.

A robust amenity package supports residents across all aspects of daily life. Social and wellness spaces include a resident lounge, co-working areas, a sauna, and laundry facilities, while more playful and family-oriented amenities feature a children’s room anchored by a whimsical rocket installation. Additional offerings such as a pet spa enhance convenience and reinforce the building’s community-first ethos.

At 99 Fleet Street, Ripple stands as a contemporary response to the complexities of urban infill, an architectural exploration of reflection, movement, and connection. By transforming a challenging site into a light-filled residential environment, the project demonstrates how thoughtful design can create generosity of space, even within the tight constraints of the city.
